Kunert mobile homes – permanent living solutions in accordance with German building regulations

At BOOT & FUN, Kunert is presenting two mobile homes that clearly differ from classic tiny houses. Both models are permanently habitable and comply with German building regulations and the requirements of the Building Energy Act. The houses are completely prefabricated and then placed on the property by heavy transport, where they can be used without a long construction period.

Kunert mobile homes with living space sizes up to 13 meters in length

The houses on display measure 11 by 4 meters and 13 by 4.50 meters. The difference to mobile tiny houses lies in the concept: while tiny houses are street-legal and can be attached to a vehicle, Kunert modular houses are designed for permanent living and are delivered by heavy transport.

Each unit comprises a bedroom, a children's room, a kitchenette in the hallway, and a living room. The kitchen includes a 45 cm dishwasher, a granite sink, an electric hob, an extractor hood, and a fridge-freezer. The appliances are from Whirlpool, which makes maintenance easy via service partners in Germany.

Kunert houses with technical construction, insulation, and energy standards

Standard house connections are required for operation: water, sewage, electricity, and—depending on the heating system—gas, if necessary. A point or strip foundation is sufficient as a foundation, or alternatively a concrete slab. The modular houses are based on a galvanized steel frame on which a wooden structure rests. Water and sewage pipes run in the floor, and electrical cables in the walls. Insulation consists of 15 centimeters of mineral wool.

OSB boards are used inside and outside, supplemented by films for moisture regulation. The exterior facades are made of plastic elements or wood, and the interior surfaces are made of OSB with vinyl wallpaper. Infrared underfloor heating and an air conditioning unit for cooling and heating ensure a comfortable indoor climate. Gas heating systems are only installed in a few cases. The models comply with the Building Energy Act and can be built in KfW40 or KfW55 versions on request.

Differences from tiny houses and requirements for the property

Kunert modular houses are delivered fully assembled and are placed on site, connected, and ready for immediate use. Suitable access to the property is a prerequisite.

The difference to tiny houses is not only in size, but also in the type of use: while tiny houses are intended as mobile units, Kunert modular houses are considered permanent residential buildings. With their energy values and structural design, they are classified as regular housing and require a building permit. In addition to the models shown, Kunert offers modular houses consisting of two or three elements, which are designed for larger living spaces or more flexible floor plans.
