The Munich-based start-up Wemolo is presenting intelligent solutions for parking space management at EXPO REAL. With three technologically advanced systems – from camera-based detection of unpaid parking spaces to AI-supported monitoring and fully automated parking garage operation – the company specifically targets owners and operators of commercial real estate.
Wemolo is a technology provider specializing in digital parking systems that replace traditional barriers, tickets, and manual controls. The company uses high-resolution cameras and artificial intelligence to manage parking spaces more efficiently and make better use of them. Every entry and exit is automatically recorded, occupancy is documented in real time, and the entire system is controlled by software. For owners of office complexes, retail spaces, or parking garages, this technology opens up new opportunities to operate spaces more economically while increasing convenience for users.
Wemolo addresses parking spaces that are operated without traditional parking management – such as parking lots at supermarkets, hotels, or restaurants. Installed cameras automatically recognize license plates and accurately record parking times. This eliminates the need for parking discs or control personnel. Another advantage is that unused spaces can be rented out via the Wemolo platform depending on the time of day. This allows operators to reduce vacancies, generate additional revenue, and use the available space more efficiently—a concept that is particularly suitable for commercial properties with fluctuating visitor frequencies.
With its second product, Wemolo is expanding its portfolio with a solution that goes far beyond simple parking space recording. A specially developed AI camera analyzes parking areas in real time and independently detects irregularities such as dirt, defective lighting, blocked access roads, or accidents. A Chat GPT for the camera. Operators are immediately informed via a cloud-based platform and can respond accordingly. The system acts as a digital assistance system – comparable to an intelligent management interface for parking spaces. For property managers and facility services, this means a significant reduction in the workload of daily operations.
For large parking garages, Wemolo has developed a solution that completely eliminates the need for physical tickets and barrier systems, a contactless parking process. The license plate is automatically recorded upon entry, and the parking fee can be paid via machines, mobile payment functions, or online upon exit. For example, customers of a partner shop receive free parking via a QR code. This system lowers maintenance costs, reduces paper consumption, and improves traffic flow in the parking garage.
Optimizing the use of existing parking spaces and thus avoiding unnecessary new construction. Many parking spaces in Europe are only used to a fraction of their capacity—an inefficient use of space with a significant ecological footprint. Wemolo creates a sustainable alternative through intelligent recording, evaluation, and re-letting of existing spaces. One example is the project in Garching near Munich, where the integration of Wemolo technology into existing parking spaces made it possible to avoid the construction of an additional parking garage. In this way, the company is helping to reduce land consumption, costs, and emissions – and demonstrating how digitalization and sustainability can work together in the real estate sector.
